One of the main causes of a leaky roof can be your valleys. An old and rusty valley iron could start to leak as they rust out. It is also common that the mortar along the valley become loose and falls into the valley. When your valley has become rusty over the years, it is necessary to have them replaced as they can cause major leaks. At Maxxy Roofing we use Colorbond or Zinc valleys to suit your needs. If your valley is still in good condition but the mortar is falling off, we can either do a full re-bedding/re-pointing, or use some foam strips impregnated with bitumen called StormSeal. These are pliable, this means they can expand and contract in heat/cold, and won’t crack over the years as cement does.
Loose or cracked mortar is a common problem for tiled roofs. If not taken care of, your ridge caps or some of the tile underneath could move causing water leaks. This happens often in the ridge corner where the tiles tend to slide down into the gutters because they’re not held by the bedding anymore.
Depending on the condition of your bedding, we might need to remove all the ridge caps as well as the old mortar, and proceed to a full re-bedding. This is usually required when the bedding is badly cracked or missing.
Repointing can then be proceeded along all your ridge caps, gables, and valleys. We use a high-quality Flexible compound that comes in many different colours to match your existing roof colour. The Flexipoint won’t crack due to the harsh Australian weather as it’s flexible and follow the movements of your roof over the years.
When it comes to small rotten fascia, scotia and gable repairs we can generally help repair these sections before your roof restoration. For bigger repairs it is crucial to contract a carpenter prior to our arrival. Replacing any damaged timberwork before completing a roof restoration is crucial and should not be overlooked.
A rotten fascia/scotia won’t be able to hold the bedding properly along the gables, sometimes it can be repaired but depending on the condition we might need to replace the whole length to ensure a strong base before doing any repairs on your roof.
